Dear Buyer

Welcome to 29 Overland Ave! From the very beginning as we watched 29 Overland Ave come together, we knew this would be more than just a house. (Check out the video tour here.)Overland would truly become our home. It was love at first sight.  We looked and looked for an open floor plan with access to a private serene backyard, and we found it at 29 Overland.  From the dining room table or blue stone patio, we can watch our children playing in the fenced in yard. Whether it is late summer nights around the fire pit, early morning watering the garden, or afternoon playing on the jungle gym, this home and neighborhood have given us so much.

The second floor laundry is one of our favorite features, especially for our family of four.   We love the 2 full bathrooms upstairs. The kids have a bath dividing their rooms, and we have our own master bathroom ensuite.  The separate bathrooms make it easier in the mornings, when we are racing to get ready for the day.

The land behind our home offers so much privacy and even a stream where the kids can explore.  In the warmer months, we look forward to frequent visits from a doe and her fawns. The quiet side street is ideal for our boys – riding their bikes, scooters, and quads.   As parents we feel safe venturing out with them on the street, whether it’s walking in the neighborhood or heading to the local pocket park a few streets away.

We could not have asked for better neighbors than Dan and Patrick. Thanks to them, no snowfall is too big.  If we’re away during a storm, we always come home to a clean driveway and shoveled steps! If we are off when it snows, we make sure to return the favor. When we leave town we take turns watching over the neighborhood. We are always around to lend a helping hand, no matter the job.

Shopping is very convenient with Mohawk Commons right around the corner.  Mohawk Commons has it all – grocery runs at Target, shopping at Old Navy, a quick bite at Five Guys, or home improvement projects at Lowe’s! We truly love the options of multiple grocery stores, coffee shops, gyms, banks and hardware stores.

One of the hidden secrets of Overland is we’re close to so many outdoor attractions.  A couple miles down the road at the Niskayuna Boat House, we rent kayaks and explore the Mohawk river. The Albany Pine Bush has nature trails for walking, running, and biking, many within walking distance. A short car ride and we can be at the Crossings, Jumping Jacks, or Central Park

This property has given us the best of both worlds.  A tranquil, private wooded lot

on a quiet street steps from all of our daily wants and needs.  We are sad to leave our home, but we know someone will enjoy Overland and make new memories for years to come.  We wish you all the love and good fortune we have had at 29 Overland!

Sincerely,

James and Loriana
